A Real Estate appraisal is used for homes or land. A separate personal property appraisal is used to value other property like business or intangible assets, cars, jewelry , artwork or furniture. Divorce appraisals are recommended by the attorney handling the case. The appraisal must be completed by a State Licensed or Certified Real Estate appraiser so that it will be mutually accepted by the judge and court. The appraisal usually includes a current value and a restrospective value based on a previous date in time. It's common to see both sides in a divorce order separate appraisals which are compared and reconciled by a third appraiser if there is a value discrepancy. There are usually two options 1. The assets are sold and split or 2. The home asset is used as a payment to the spouse to lessen the agreed settlement expense of alimony or child support. Divorce appraisals require a well-supported appraisal that is defensible in court. An appraiser, if asked to testify in court, would charge an hourly rate in addition to the appraisal assignment fee for time as a professional witness. This fee should be agreed upon as an assignment condition if needed.
Bankruptcy appraisals are important to the court and a mortgage holder's Trustee in that the 'fair market value' is reported accurately so the credibility of the client is affirmed and to deter a trustee from seizing a home because the value was reported to low. Correct valuation can also affect which type of BK is used chapter 7 or 13 and how much a person must repay. Getting a quality appraisal can save you time, money, and headaches in the end.
In either of these cases the appraiser is a neutral 3rd party and will not disclose the results of the appraisal to anyone other than the client or their attorney without the clients permission unless ordered by the court.
These types of appraisals help clients remove or add more insurance. Insurance appraisals are recommended when the home is highly upgraded and a home insurance company has under-valued the cost of reconstruction in the insurance policy leaving the homeowner short on funds to rebuild in similar quality if the home was destroyed. They can also be used when obtaining insurance and the cost to rebuild is over-valued costing the homeowner more money in premiums. Insurance appraisals involve documenting the 'cost approach' to value with construction cost analysis from reputable cost estimating service providers. These appraisals can help the owner get the correct insurance coverage they need.
Private Mortgage Insurance (PMI) insurance is required by the mortgage lender when there is 20% or less equity in a loan for their investor or secondary market client. This insurance pays the lender/servicer for the loss if a buyer defaults on the loan. By law PMI can be automatically removed from the loan if; 1. the loan term is at half of its original term, or
2. the mortgage balance is 78% of the original balance or 3. the property is at 80% LTV through market appreciation or principle reduction. Lenders are required to inform buyers of their rights on removing PMI to limit overpaying for unnecessary insurance. The payment servicer of the loan has the forms the owner must complete to start the PMI removal process.

RUSH and SUPER-RUSH service is available for most of our appraisals. Please understand that not all properties are eligible for this service and that it is case by case. Our present workload may limit our ability to rush an appraisal service for you. We will need to know any unusual circumstances regarding the property not limited to size, view, known damage and the ability to access the property, etc.
Our RUSH service guarantees that your appraisal report is electronically delivered to you within 48 hours of the property inspection. We add a rush fee of $100.- to the order for properties less than $1 million or less than 4,000 sq. feet.
Our SUPER-RUSH service guarantees that your appraisal report is electronically delivered to you within 12 hours of the property inspection and adds a 50% charge to our normal appraisal fee.
